The Process

A step by step process

We understand that undertaking a building project can initially feel daunting. Our step by step guide may help to answer any questions.

Step One

Initial contact

The thoughts and deliberation you’ve put into your project progresses a step by contacting us to discuss your ideas. With a clear idea of what you have in mind we can then establish a guide price.

Step Two

Meeting and site review

With positive feedback from the initial contact we’d arrange to meet and review the site.  The feasibility and budget for basement works are heavily reliant on the existing property (if it is to remain) and the properties that surround the site and access.

Step Three

How to proceed

Assuming all is in order we can make recommendations on the professionals best suited to the project including architects, engineers, party wall surveyors, geotechnical specialists, planning and basement impact specialists, building control consultants, construction design and management (CDM) and health and safety specialists. The project then goes into design for your review, refinement and ultimate sign off.  Applications can then be made based on the project specifics.

 

Assuming the project now has planning permission in place, notices served and party wall awards are either in place or being sought if required. The project is tendered out to a number of building contractors which is generally the point we get approached. If we’ve completed stages 1-3 the expectation would be we’d continue to take this project onto site assuming the client wished to proceed. However it’s not a given.

Step Four

The tender success

Often our clients have completed stages 1-3 without or with minimal involvement from us.  When tendering for the project we generally revisit step 2 and recommend visiting a number of our ongoing and completed works.  Regularly we find that the project is broken into 2 phases, Shell and Core and Fit Out. To design the fit out prior to planning permission being granted can be time consuming and costly.

 

Once the planning permission has been established Phase 1 can begin whilst Phase 2 is being worked on. Interior designers, lighting, security and audio visual specialists and architectural landscapers can be recommended amongst others.

Step Five

Project management

We appoint our independent CDM co-ordinator to oversee all Health and Safety matters who’ll make regular site visits.  The works are then overseen by one of our competent project managers with regular support from our team of directors.  The scheme designed becomes a reality with due care and attention paid to all aspects of the work under the watchful eye of the afore mentioned professionals and often the client.

Step Six

Home owners handover

Upon completion of works and Building Control Approval being granted, each component of your home is explained to you from your boiler service requirements, how to program your heating to recommended cleaning products for your floor finishes, generally by the installer themselves. Over to you to enjoy!

Step Seven

Gone but not forgotten

Whilst day-to-day contact draws to a close post completion of the works, take comfort from the fact we’re only a call away. Often clients like to make minor alterations and adjustments once they’ve lived in their new home.  Our dedicated handyman and snagging service can be arranged quickly and fuss free.
